Experienced American realtor in Italy

The lure of Italy is irresistible. Culture, history, landscape, climate food. For those looking for a simpler, more authentic lifestyle, Italy is the right answer.
When it comes to buying a place in Italy to hang your hat, working with an experienced licensed American realtor who speaks your language, who understands the assumptions you're bringing to the table, is essential to success.
Buying a home abroad is a bit more involved than at home. The architecture is different, as is legal system and the tax system. Toto, we're not in Kansas anymore!
As an experienced qualified real estate agent in Italy, I have a 360⁰ understanding of the Italian real estate market and the purchase process, enabling me to help you to overcome the cultural, linguistic, legal and general knowledge gaps:
- Help in understanding the Italian real estate market and purchase process
- If required, tips on where to live in Italy (I have lived in three different Italian regions over the course of 30 years)
- Development of a search brief, including clarification of requirements
- Support in identifying suitable properties to view
- Viewing scheduling
- Due diligence assistance (e.g. I have direct access to title, lien and tax roll information)
- Negotiation
- Assistance with the closing
- Guidance with post purchase tasks
- Basic "life in Italy" orientation in areas including citizenship, residency, immigration, language learning, drivers' licenses
I work nationally; I have assisted with the purchase of homes from Trento in the north to Lecce in the south.

Avoid imitations
Those seeking a realtor to act as the buyer's agent in Italy may come across English speakers offering "assistance" using euphemistic titles such as "Real Estate Consultant" or "Property Finder". Unfortunately in too many cases they don't have any qualifications to provide the service you're expecting.
Assisting a client though the real estate purchase process, from start to finish, requires a real estate license in Italy. License qualification includes a mandatory course and a two part state exam. The average fail rate is probably around 80%. It might not be a surprise then to hear there are many "real estate consultants" who don't have real estate qualifications (the word consultant implies an underlying proven expertise which is only available through the licensing process. Having gone to the Dentist does not qualify one to consult on dentistry!)
Overjoyed to find a real estate agent who speaks English, too many foreigners lower their guard, assuming the person offering to "help" has proper qualifications. Caveat emptor.
